The Rental Process
We work hard to make renting as easy as possible. Although some rentals may have a slightly different process here is what you can expect if you'd like to rent a property we manage:

Find a Property
Once you find a property please schedule a showing by hitting the "Schedule Viewing" button by the property you would like to tour. All properties must be viewed in person (or we can do a virtual tour). We do not rent sight unseen (except in certain circumstances) , but you are welcome to submit an application before you tour a rental.

Submit an Application
All persons over the age of 18 will need to complete an application. A non-refundable $49 fee will be charged for each applicant. Please prepare to have the following items for your application:
- Residential history (including landlord email and phone number)
- Employer or supervisor contact information (phone number and email)
- Proof of monthly income (pay stubs, tax returns, etc)
- A valid form of ID
If you have pets, your pets will be screened as well. Please review our pet policy for details.

Application is Processed
The approval process varies by property. In general, please allow 2-4 business days for this process which involves reviewing and verifying:
- Criminal background check
- Credit Report
- Income/Employment Verification
- Rental History
- Previous Landlord References
The most common delays in application reviews are due to responses from previous landlords or employers. Be sure to provide accurate phone numbers and emails for your employer and previous landlords.

Application is Approved or Denied
We will contact you with the results of your application.

Lease is Signed
Once approved, you will then review and sign your lease online. You will also need to pay the following:
- Security Deposit (certified funds, money order, or pay online)
- If applicable, a Pet Administration Fee is charged (non-refundable) per pet
- $199 one-time administration fee is charged per new lease.

Move in and Enjoy Your New Home!
- A leasing agent will perform an inspection upon move-in to ensure the property’s condition.
- You will receive a login to your tenant portal to pay rent and submit maintenance requests.
- We are also available by phone, email, or at our office for one-on-one support.
